The overall design guideline goals for the University Village at Innovation Town Center project is to create a dynamic mixed-use development that aligns with the recommendations and overall planning goals set forth for the University CenterĀ area of the July 20th, 2020 Innovation Park Small Area Plan draft as prepared by Prince William County.
The site will be designed in four land bays. Land Bay A will contain student housing, retail, parking and commercial uses. Land Bay B will include student housing, retail, garage and possible primary employment uses to include laboratory, office, and classroom functions. Land Bay C, occurring to the west of the proposed Katherine Johnson Avenue, will provide student housing, retail and parking. Land Bay D, located at the west end of the site along Prince William Boulevard, includes hotel, office, parking and market-rate residential uses.
